St. Ann Area Experiences?

Hi, all. New member recently settled in STL and looking to purchase my first investment property this spring. I'm looking at house hacking a residential multifamily thus far and most of the hits I've gotten in my price range keep coming from St. Ann and adjacent areas. I've driven through a few times and it seemed fine enough.

Does anyone have any good or bad experiences with this area or any advice for someone thinking about investing here? Much appreciated.

Hi @Rex Hindrichs I bought my first deal in St. Ann   The deal went awful because I didn't know what I was doing at the time but the area is great for rentals and cashflow.  There is an area adjacent to St Ann named Breckenridge HIlls which seems to have a noticeable drop off in terms of values.
