So I’ve had the worst luck with finding people to learn from and work with.

Is there anyone in the central/south eastern Indiana area that needs some help on the weekends or evenings and would be willing to kinda teach me the ropes ?

Thanks for the reply.

So here’s my situation, I have a family member in California who wants me to find properties out here in Indiana.

They wanted to start off with a fix and flip, hopefully make $30k.

Well, there’s a shortage of reliable contractors and too many investors looking for quick flips lol. So I’m trying to convince them to go with a turn key multifamily property, use the fix n flip money as a down payment.

As I haven’t gotten to do much research, I was thrown into this role before I felt prepared, what are some ways to finance a <$2mill deal with a $100k-250k down payment, or less depending on how much deferred maintenance the property has. I know banks tend to shy away from things like this. And i know the only way he would want to partner is for a low interest rate and someone that’s out once paid off.

Hey everyone!

I have a cousin in California who wants me to do all the ground work, finding, rehabbing and managing rental properties for them here in Indiana.

I do not have my real estate license but am i working on it. What can we do so I can legally manage the properties without me having my license for now?

Hey everyone!

So I’m working on getting my real estate license currently and have been looking into investing.

I’m in Indiana and a cousin of mine in California wants to invest in rentals out here. He basically wants me to be a wholesaler and property manager for him.

Since I do not have my real estate license yet, what are ways we can make it possible for me to legally manage the properties with the property still being in his name ? I was hoping to have more time to learn all this before actually doing it, but he wants to start off right away.

Hey everyone!

I’m in Greensburg, Indiana

I have family in California who is wanting to invest in rental properties here in Indiana. They have asked me to basically do all the leg work and help manage the properties.

What would be the best way for all involved to go about this? Of course I want it to be profitable for me but I don’t want to be the main one profiting, after all they’re doing this to make money.

I know they’re ultimate goal, as well as mine, is to get into large multifamily properties.

I know this is sort of vague but we haven’t gone in to any real details on what they are really interested in just yet. I will fill in with more information as we discuss things further.

But I would love any advice and suggestions you all could provide me with, what would you do in my situation ?

I have been listening to the podcast all day lately. I also listen to wheelbarrow profits with jake and gino, and the school of wealth by rondi lambeth. So much information in all of them! Makes me so excited to get into this business.

Thank you for the reply ! I see you are from Sacramento. I grew up in the East Bay, Antioch/Pittsburg. Definitely miss my home state.

I am actually talking to local investor/agent who is getting ready to start a mentoring/investing group. It’ll probably be monthly meetings, and he already has several investors and lenders who want to join in. So I am looking forward to that.

@Ned Carey and that is why i plan to keep my day job, for now at least. Eventually I’d like to make a career out of real estate.
