Hi Garry,

I would check on the tenant/landlord laws in your area. I know in a lot of states if a lease is already set up you must follow the terms of that lease.

I have heard of companies that allow deferred payments on residential loans but not commercial. My company definitely requires it to keep risk at a minimum.

Hi Wannitta,

Have you ever considered the Philadelphia market? It growing very fast and still has a lot of room left. Finding a multifamily in your budget would be a lot easier than say Atlanta. I used to live and invest in Atlanta and there are not a lot of duplexes, triplexes, or quads around.

Hi Dave,

Not sure of the market in your area but generally the holiday season is slower that others. As a former agent in my experience when the amount of showings do not add up to the time on market it is usually a sign that you may be priced to high. Either that or your property is not providing what buyers are expecting to have in a home in that particular area. You may want to highly consider a price drop. And in the event of a worse case scenario begin to develop other potential exit strategies. I hope this helps a little.

For the most part chances are I would be taking on full gut rehabs and ones that may need additional square footage. I do have a project manager that will be a part of my team as well.

Hi my fellow Philly investors. I'm currently a realtor/investor in Atlanta but have been considering jumping into the market back in my hometown of Philly. Each time I visit I'm amazed to see how much the city has changed. So far I have a team set up, I can place my license in Philly, I have a contractor etc etc. I'm curious as to the process and cost many of you have come across. How long is the permit process? What is the average cost to renovate (in Atlanta I can fully guy a 1800 sq ft home for $100K or less)? What neighborhoods make for the best returns with low DOM?

So these past two years I've had horrible luck with contractors. Was wondering if anyone could recommend a few my way to interview.

Most of my projects have been full gut and renovate jobs (additions etc).

Hi BP! Hope everyone is having a great day so far in Atlanta. I have a question regarding a peice of property I am looking to pick up. The home is in Dekalb Co and is a tear down. It's a double lot but there's an issue because there is a small stream flowing through the back of the property. I know that in order for this deal to be worth while at all I would have to get a stream variance. I've never gone through this before and I am curious to see if obtaining the variance would be a headache or pretty straight forward. A survey was recently conducted by the owner and it's come back that the home is in no way a part of a flood zone. But should I still be worried about this stream situation. Any idea on how long it may take to obtain one and what cost would it be to in fact try to obtain one.

Would that be because of it just being a rougher part of town? Or is it hard to come by quality renters? I'm pretty familiar with the area. I've spent a lot of time their growing up and from my last visit I see it hasn't changed much. In this possible purchase I could either buy, fix it up a bit and rent it or I could fix it up a bit and sell it as well. However as I see it even at pricing it to resell at $75K it may take longer than I'd like.
