I'm currently looking for properties in the Atlanta area and am looking for someone that can help me get an understanding of the regions, neighborhoods and recent trends. Open to invest anywhere from Atlanta down to Macon. Any help is appreciated!

Nima,

Welcome to BP!  I've been investing in the Macon/Warner Robins market for over 10 years.  Feel free to PM me.  I think you will have a hard time finding better cash flow than the Middle Georgia Market.  I have several houses under contract right now that with anywhere from $20-$30k invested you would be getting $600-$700 per month in rent.
