Welcome Janet Miriam Maron ! Wealth of information, but it sounds like you've got a head start based on your prior experience. I would take a look at the BiggerPockets Meetups under the tab Community-->Networking Events. I went to my first one last week, and really enjoyed it!

@Jack Middleton, I think Bigger Pockets has boiler plate lease agreements at this link.  Have a RE attorney look those over and you should be good to go.  Should not cost more than 30 min to an hour of an attorney's hourly rate.

I'm new to the real estate investment realm, and the success stories on the site are pretty impressive. Something I'd be curious to hear more about are the "failures" or mistakes other investors have made. I think we learn the most when we make mistakes, so I'm hoping more experienced investors might be able to share a story or two? Thanks!!

Does anyone have any real estate agent referrals for far north Chicago (i.e. Zion, Gurnee)? How about Evergreen Park, Beverly, Morgan Park? These areas seem to be a market I'd like to work in. Some other investors have mentioned NW Indiana, but that's a little too far for my first couple deals for my taste. Goal is buy and hold right now, until I get a better feel for rehab costs and the like. I'm interested in 2-3 bedroom, below $175k, limited repairs needed. I'm hoping to build a good relationship that will be beneficial for both sides. Thanks!

Thanks everyone for the warm welcome! 

I have been seeing Indiana pop up, and I'm vaguely familiar with the area. @Larry Fried, @David Hedges, @Account Closed, are you talking about Crown Point, Dyer, Merrillville?  Or other areas closer to the lake?  Do these areas seem to work for flipping, renting, or both? Any agents you would suggest working with?

Hi everyone! My name is Tyler and I'm new to the real estate game.  My background is primarily in banking, and through this, I've found that the people that have managed to generate significant wealth tend to do so through real estate.  I enjoy my job, so I'm looking to invest on the side, hopefully getting to a point where I can cover monthly expenses.  I would like to focus in the Chicago area, as I wouldn't feel comfortable going out-of-territory first thing.  I've already read through a couple of the books from BiggerPockets, and have been using my commutes to listen to podcasts. I'm excited to start and look forward to meeting other investors!
