@Trey Golston I am looking into getting into commercial real estate through partnering with a couple of people I have known for many years. One being a commercial broker the other an attorney. We are interested in stabilized single tenant NNN properties. We are in the process of setting up a formal partnership and divvying out equity splits etc. I was curious what the best way to organize this partnership would be, LLC, S Corp, Etc. In your experience what have you seen partner investors use in this kind of a transaction and property?

Hello CA Investors,
I recently moved to CA for work related reasons about 6 months ago. I am younger but have a bit of cash saved of up (enough for a down payment in most states). That said I am definitely interested in the idea of out of state investing as cash flow is very attractive to me and my lifestyle desires. I have been lurking on the BP forums, reading books, listening to podcasts, etc but have yet to meet/connect with any local CA out of state investors. I know that Brandon and David always emphasize how important it is to surround yourself with rockstars and that is something I am looking to do. I am from Arizona originally and have no network whatsoever here in California, but I want to change that. Are there any local meet ups or networking events that are targeted towards CA out of state investors? For geographic reference I live in the east LA area close to Pasadena.
I am also always open to grabbing drinks or lunch with a group of like minded individuals!

@Nathan Brooks Funny enough I just listed to episode 319 and really enjoyed your insight and perspective. Kansas City is definitely a market I am interested in due to the high rent to value ratio. I've never visited the city but am interested in visiting. Do you have any references in the SoCal area I can speak with?

@Caleb Heimsoth what did you take into consideration when identifying the turnkey company you wanted to work with? How extensive was your due diligence on each, how many did you visit in person etc.
Would you say turnkey was a good place to start your REI journey. I am just trying to "get my feet wet" right now but am open to expanding more in the future.

Hello BP! My name is Tyler and I am a young professional in SoCal! I graduated college in May of 2018 and have been working in SoCal as a sales executive for a large energy services company. I have no debt, worked all throughout college, and have saved enough capital to where I am now seriously considering jumping into real estate.
I have always been interested and felt drawn to Real Estate as the appeal of owning a tangible piece of land has always been attractive to me. I have other investments in securities etc but the lack of control with these bothers me. I've always liked to be able to be the captain of my own ship if you know what I mean.
I have been lurking, watching videos, reading, listening to podcasts, etc for a while now and think it is time for me to start thinking about REI a little more seriously and actually start to accomplish my goals.
As I mentioned earlier I have enough capital for a reasonable downpayment in most of the United States..... problem is that I now live in CA for work and prices are not so reasonable here. Because of this I have been pretty drawn to turnkey investing right off the bat. Having a full time job and living in a different state it just kind of seems to make the most sense for me.
I know this post is kind of all over the place but I wanted to give a vague idea of who I am and my current position/thoughts. Looking forward to continuing to educate myself, learn more about REI, and connecting with other like minded individuals!
