California Out of State Investor Groups/Networking Events?

Hello CA Investors,

I recently moved to CA for work related reasons about 6 months ago. I am younger but have a bit of cash saved of up (enough for a down payment in most states). That said I am definitely interested in the idea of out of state investing as cash flow is very attractive to me and my lifestyle desires. I have been lurking on the BP forums, reading books, listening to podcasts, etc but have yet to meet/connect with any local CA out of state investors. I know that Brandon and David always emphasize how important it is to surround yourself with rockstars and that is something I am looking to do. I am from Arizona originally and have no network whatsoever here in California, but I want to change that. Are there any local meet ups or networking events that are targeted towards CA out of state investors? For geographic reference I live in the east LA area close to Pasadena.

I am also always open to grabbing drinks or lunch with a group of like minded individuals!

Hi @Tyler Thompson, I'm actually from AZ too. I went to undergrad at NAU and recently finished my MBA out here at UCLA. I now work at a big investment firm on the real estate credit team and am exploring investing in RE personally. I'd love to do a deal in Phoenix if it could work out. For events, check out FIBI (for investor by investors) on meetup.com, as they have multiple chapters including one in Pasadena. Happy to chat further and bounce ideas off each other if you're interested.

I'm in LA and have mostly done out-of-state investing (turnkeys). There's a meetup once a month led by @Jeff Greenberg that I really like. It's not specific to out-of-state investors, but a lot of people there tend to be out-of-state investors and quite often the conversations end up being about out-of-state. It's very casual, everyone just introduces themselves and then anyone can ask questions of anyone there. It's the 2nd Saturday of the month at 11am at The Unurban Cafe in Santa Monica. Free.

I, alongside some other BP members, host a monthly real estate meetup in Riverside CA, probably about 1.5 hours from you with traffic. Hello all.  I do hold a meetup in Santa Monica and one in Thousand Oaks.  Also look up FIBI  (one MF and a general one in Pasadena, and several down south) and OSMFI(one in Pasadena, downtown LA, Long Beach, Manhatten Beach, WLA, Oxnard,and others all focusing on MF)

It's geared toward multifamily investors but you'll find that that a lot of the investors there also invest in single family if that's more of what you're looking for.

Hi @Tyler Thompson: I can't speak to Cali events, but I will say that many, many California investors prefer the AZ market. You have a leg up on that method, as you're from here originally and know the area. I've got referrals for property management, maintenance, etc. if you're considering the Phoenix area. Hi Tyler, look for the Out of State Multifamily Investor (OSMFI) meetups spread throughout Los Angeles.  These meetups are geared toward exactly what you are looking for, and will help provide education on how to buy out of state apartments as well as invest passively in other sponsor's deals.
