I agree with this, however I do think that the flipside of this is that skilled/highly reviewed operators will bennefit as so called "wanna-be's" wash out after realizing that passive income from a STR is not truly passive.

What are your non negotiables when underwriting a potential deal? Obviously positive ROI is an easy one, I am more so asking about your non-negotiables as they relate to the physical structure you are buying.

Anything from property age, property type, square footage, permitted or non permitted, location, foundation, etc....

The syndication piece of this is interesting. I inquired about this a while back on the forums, are you syndicating STR's? If so, what are the biggest hurdles associated with this?

 Interesting. what is your LTR buy box typically (price, bed/bath), etc?

As we round out the year, what are some of the things you all are doing to best position yourself in the short term rental space in 2023 and beyond. I have a few questions below, feel free to answer just one, or all of them!
