This part is easy. Bull case: Kaui, Maui, BI and .........some Florida beaches, that's it.

The most opportunity is created when the local gov. is hardening the regulation for STR. Basically, wipe out the competition.

 @Andrew Steffens remains bullish on the Florida beaches as well, one of the primary markets I have my eyes on currently.

I think the STR market will be tricky for the next couple years as the rookies and wanna-be's wash out because they bought at the peak and in bad areas. But there is still a great opportunity for the right person (smart) buying in the right area.


I agree with this, however I do think that the flipside of this is that skilled/highly reviewed operators will bennefit as so called "wanna-be's" wash out after realizing that passive income from a STR is not truly passive.

What are your non negotiables when underwriting a potential deal? Obviously positive ROI is an easy one, I am more so asking about your non-negotiables as they relate to the physical structure you are buying.

Anything from property age, property type, square footage, permitted or non permitted, location, foundation, etc....

 Not planning on expanding right now, but if a deal comes along...

I already have 4 new LTR properties coming, so I'll be busy with those.


 Interesting. what is your LTR buy box typically (price, bed/bath), etc?

Jason - Beautiful Property! I spent a lot of time on Lake Norman during my college days at Davidson (just down the road from you!). Lot's of beautiful homes out there! How has this been performing for you so far?
