Hello Group,

I am looking at an investment property to purchase and wanted to run the numbers by some experienced investors.  

 - purchase price:  $300,000

 - The property generates $37,500 in gross rents, taxes are $7500, insurance is $2180, utilities were $3655 in 2015 and repairs were $355 in 2016.

I would be able to put the 25% down for an investment property.  I am thinking this is a no brainer but am I overlooking anything?

Thank you @Matt Little, @Lee Babin, @Gino Barbaro, @Corey Woodruff for chiming in on my first BP forum post.  Excellent feedback and advice.  I currently own 3 rental in the Chicagoland market but moved to Milwaukee 2 years ago and have not jumped in this market yet.  I need to get my head wrapped around the financials in this market and figured the analyzing 100 properties would be best.  Coming from Chicago area, all these Milwaukee prices look like a deal but again that is Chicago compared to Milwaukee so I need to be smart before buying.  My strategy is buy and hold.

Hello BP Community!

I have been listening to the podcasts, @Brandon Turner, over the past 3 months and it has been brought up several times if you want to best understand your market, take the time to analyze 100 deals in the area you want to invest.  Well I am starting that journey now and just wanted to get some feedback on what is the best data to pull into my spreadsheet.  Right now I have the following but know there should be additional details:

 - Sale price

 - price/square foot

 - bedrooms

 - bathrooms

 - address 

 - total square feet
