@Gene Regan Welcome to BP, it is a great resource and I am sure you will feel the same way after using it for a bit.  

Milwaukee is a great place to invest as I am a transplant to the area from Chicago several years ago now. There is lots of reading material on the very high CAP rates that can be obtained here. While that is very true, those also come with a lot of baggage as well and usually are very high touch properties. On average, if you are looking to invest in a stable part of the market, you should expect between a 6 - 7.5 CAP rate.

Lots of exciting stuff around the city with a new Bucks arena being built, the new Northwestern Mutual building, the couture (http://www.thecouturemilwaukee.com/), and then of course the whole Foxconn deal that is taking place south of the city that is expecting to bring 13000 jobs within 5 years.

@Jack Medford With you living in Madison and investing in Milwaukee, my initial advice is to nail down the property management company that you are going to work with.  I met with @Matt Maurice  with REIS Property Management a couple of weeks ago and would highly recommend connecting with him before you purchase as there are some areas that certain property managers will not cover.  

Not sure if you plan on visiting the area anytime soon but if you do, would love to connect over coffee if you have a chance.  We could also meet in some of the far west Milwaukee suburbs to chat such as Oconomowoc.

Hello @Jack Medford. Milwaukee is a great place to invest and I agree with the above on Dawn's ebook! Gives a run down on each zip code which gives a good starting point. In the C+/B areas there is still great investment opportunities but not the extreme high CAP rates that are read about with Milwaukee. Any additional questions, please do not hesitate to ask.

@Shawn Ackerman, yes I drove by that one.  I am looking for something with more of the historic look in the area.   Sorry to be so particular but there are some great houses in the area that I have my eyes on.  Please keep me updated with ones you get.

@David Benson I have been analyzing mostly Multi-Families(between 4-8) in the West Allis area.  What I am finding on the current market is most are between 4.5-6.5% Cap Rate.   There are some currently that are higher but need quite a bit of work done to them.

@Rito Altamirano  Milwaukee is a great place to invest.  There are plenty of options that meet all your criteria for a 4plex.  If you are interested in going a little south from MKE to Racine, there are great options there as well plus you have all they hype about Foxconn coming to SE Wisconsin.
