Is it worth it to work with wholesalers or are you better off going out on your own and trying to apply the strategies they do?

Everything is marketing and analytics it seems, how are other young investors using technology as leverage?. Is building a team of savvy wholesalers using tech as alluring as it seems?

@Anson Young yeah the front range is so tight. Prices shot up and it seems like everyone still wants in, even tho it's so competitive and hard to find a deal. I live on the western slope of Colorado near grand junction and the markets have been going up but they haven't seen the quick jump like the front range. Over here inventory is low too. Prices are up but they aren't as ridiculously high as places between boulder and denver. I live in delta and montrose delta and grand junction seem to have less players in the game. Just wondering if wholesalers are starting to hit the western slope. I wanna start flipping over here because prices are still somewhat reasonable but the good deals are hard to find. Today it seems like the most valuable skill in real estate is people that can find deals and that's basically wholesalers whole business. So I'm wondering if I should learn the tricks to the trade of wholesale and then flipping can come after.

I'm curious what the scene is right now with wholesaling in colorado at the moment? Is there a lot of people doin it? Or are more people trying to flip?

@Steve Haag yep my sister lives right in that same area..beautiful place to live, great view of cimarron n the san Juan's. I think your right, everything else in Colorado blew up. My mom grew up on the front range so my grand father built a house in Louisville back in the 80s whivhhas since went up to probably t least 5 times the original value. My parents bough a town house in lafayette in 2011 for 160 and its already at 360. The markets flooded over there. Everyone is trying to be a wholesaler or flipper or landlord even tho things aren't affordable anymore. It's crazy. So what market on this side do you think will see the next influx?

@Sean Morrison thanks for explaining that in simple terms. Makes sense that people would opt for that. So my goal is to flip 2-3 houses a year for the first couple years and try an make at least 20 grand a flip. I'll be starting with smaller cheaper properties, so even smaller margins are acceptable for me. I dont want to take a salary but rather invest back in the business. Once the business can fund itself ill take a salary. So for the first few years would I be wise to just stick with the llc and pay the higher taxes?

Is it best to ait down with a real estate attorney for filing your LLC to make sure everything is done properly or is just fine to file online? Also, how long is the process of establishing the operating agreement

@Steve Haag yeah man it's good to connect, smaller world we live in around here. Not near as many people active in real estate investing. My sister and brother-in-law actually live on log hill and work in ridgeway. My family and my folks live in delta. Also looking to do some flips on the western slope. Who are you a property manager for?
