My answer would depend goals. My goal is primary, cash flow, with secondary goal of appreciation at this moment.  Also depends on your career and family life and how much time you have etc.

My current phase of life with a young family, here is what i would do with $200K:

- buy small multi-famil or two  that needs lipstick or is turn key

- Hold for a long time

- buy in London because it is where I live and i'm not comfortable yet buying anything too far away

Hi Musa sounds like you did a good job saving and getting equity in your current place. Is reccomend starting out with a duplex or triplex.

Reviewing what you wrote it sounds like it might be best to get rid of the place, cut ties with the partners and find your self another investment.

How long have you been self employed? I would tend to think selling and finding a better cash flowing investment would be best.

But you could also open a HELOC on the condo, which again could make you negatively cash flow on this property but could allow you to keep both and cash flow on the whole portfolio

If you're looking to BRRRR I'd recommend finding off market or wholesale deals and calling some of those guys in London and Windsor and get on their list.
