Looking for a private money lender - Ottawa Canada

Hello,

I'm fairly new to Biggerpockets, and I understand it primarily US-based. I live in Ottawa Ontario Canada, and I'm looking to purchase my parent's townhome way undervalue. They need to sell the place by Dec 15, 2020, so it's one month away. The problem is the bank won't approve me for a standard mortgage and I'm wondering what I can do. They approved me for my first rental, but this one is becoming challenging. I figured I would try bigger pockets forum as this is where I learned most of my real estate investing information.

Does anyone know any private money lenders I can contact? Or someone who could loan me some money at a much higher rate?
