Matt Fisher Cozy has syndicate listing and takes your listing and automatically posts with doorsteps.com and realtor.com if you choose. I do not think people use cozy to search for rentals, but find the posting on realtor.com and doorsteps.com. I have also tried to get in contact with HR department with local businesses and let them know you have available rental so they can offer/mention to new hires/interns.

Matt Fisher Here are some advertising ideas: Turbotenant Zillow rental manager (formerly postlets) Cozy.co “Pick your neighbor post card” refer a family or friend and receive gift card, $100, etc Facebook Posters at gas station, post office, church, school Newspaper Most of these are from Brandon Turners book on managing rental properties. Hello! I have a 5 unit multifamily in Ohio with one inherited problem tenant moving out by March 1. I have multiple tenants complaining about this problem tenant and I would like to let them know they are moving out soon. Am I allowed to let others know a tenant is moving out? Is it legal? Trying to decrease phone calls/complaints. Thanks in advance for any guidance.

Money market through capital one has apy of 2% for balance over 10k. Not a great return, but probably better than your bank account.

@Andrew B. Love the idea of rehabbing and raising rent. Would you be concerned about the timing of the rehab extending vacancy to holiday season/winter and make it harder to find new tenants? 

@Thomas S. Great tip. I like the idea of making them responsible for rent until we find new tenants. Would you make an amendment to their current lease stating they are responsible for rent until vacancy is filled?

Closing on a property in Ohio in 4 days. Current friend and future tenant has informed me they are moving. The lease with current landlord says 2 months notice must be given before moving. Their current lease expires in 02/19. 

Future tenant states:  "she has had a handshake agreement with current landlord and they let them move out pretty much whenever."

Trying to think win-win to preserve friendship and also benefit rental business. 

How would you proceed?

I am unable to locate or gain access to forms at the website (biggerpockets.com/landlordbonus) referenced in the book Managing Rental Properties. Does anyone know where I can find these forms (specifically potential tenant questionaire)?
