Tenant wants to break lease. How would you proceed?

Closing on a property in Ohio in 4 days. Current friend and future tenant has informed me they are moving. The lease with current landlord says 2 months notice must be given before moving. Their current lease expires in 02/19. 

Future tenant states:  "she has had a handshake agreement with current landlord and they let them move out pretty much whenever."

Trying to think win-win to preserve friendship and also benefit rental business. 

How would you proceed?

    @Michaela G. Good point. Thank-You! 

    @Andrew B. Love the idea of rehabbing and raising rent. Would you be concerned about the timing of the rehab extending vacancy to holiday season/winter and make it harder to find new tenants? 

    @Thomas S. Great tip. I like the idea of making them responsible for rent until we find new tenants. Would you make an amendment to their current lease stating they are responsible for rent until vacancy is filled?
