@John Thedford Hm, okay thank you. Would an agent generally be able to provide these listings to an investor or would that not be worth their time? Or is it dependent on the agent?

Hey BP gang, 

Earlier today I ran across a new strategy that someone had found to be effective. I was wondering what the thoughts were on this strategy, the strategy was that they were looking into expired MLS listings. Has anyone else had any success with this, how would I go about accessing those if they are expired? Are there any fees involved with accessing those?

One of the options you may consider is a HELOC ( Home Equity Line Of Credit). I do not believe that you can get a HELOC for the full 200k but I'm not sure. Sorry, that probably won't help a whole lot. It would be more of a starting point. This is a question I would like to find another answer to as well.

Hello, I am looking to become a buy and hold investor in the Milwaukee, Wisconsin area. I am just beginning and have spent a decent amount of time reading books and listening to podcasts trying to further my education. I have even looked at a couple of houses and made one or two offers. I feel as if I am ready to jump into a deal and make a couple of rookie mistakes and learn from them, I understand that if I hope to grow as an investor, I need a solid team around me. This post is to reach out to people who might have some references for good people who are based, or who work in the Milwaukee Area. I am more than willing to take someone out for coffee,  I am really looking to reach out and network at this point and build connections early. I would also maybe like to find someone willing to sit down and map out a business plan, if anyone would be willing to sit down and do that. Thank you guys all for the read, and your time.

Hello, My name is Tyler Mutch. I am a buy and hold investor in the Milwaukee, Wisconsin area. I am currently looking into doing a house hack for my first real estate deal. I was wondering how that changed the numbers that you plugged into the rental property calculator when you go to crunch your numbers? Should I include the unit I would be living in as another unit, or simply use the rent from the other unit?  Any advice or references would be awesome, thanks in advance!
