-BRRRR would be a risky play, because investing into rehab and then refinancing after a period of time may not work out if the market dips; your investment could plummet and money will be stuck.

Money being stuck would just make it a buy and hold property, although maybe it took a little more money than it normally would. I wouldn't call that risky exactly.

I don't own anything there but I know a lot of people are thinking along the same line as you, so Denison and Sherman are getting a little picked over. If you're willing to do some work to improve a property maybe you can find something decent. 

If you're not looking to do the work yourself, I'd start looking further north. Oklahoma cash flows a lot better and has lower property tax. Or try over in Fort Worth.

North Dallas doesn't really cash flow very well. Pick a strategy that better fits the market, maybe a livein flip.

The market you are in determines the type of investing you should do. You generally shouldn't be use every strategy in the same market at the same time.

Don't worry about it effecting your credit score. 

I'm not sure of the exact amount of time but I read somewhere on here that multiple credit inquiries are seen as a person shopping for a loan and shouldnt do anything to your credit. It's never effected mine.

Take advantage of that VA loan. I think there is a podcast from a lady who's husband was in the military and they did a good job using that loan to get a couple properties over the years. Do a search for it.

I don't think most markets are good for both. You either have good cash flow with low or flat appreciation or you have low cash flow but high appreciation.

It's not a good idea to take on so much dept when you have no method of paying it back should something go wrong. Get in a better financial situation before trying to flip your first house.

I wouldn't buy just because you have the money if it isn't going to cash flow. I'd keep saving, maybe look into another market.
