School Districts are a key component to assessing areas to invest in.

Houses in highly rated schools districts will usually have high demand.

Keep in mind:  wholesaling may be simple in theory, but it ain't easy,

Especially in a competitive market, like DFW, which is overly flooded with bandit signs.

Welcome. If you can focus on 1 or 2 zip codes as your farm areas, to get started, it will make the process much simpler. Get to know home values in those zips. It takes some time.

Be careful not to jump in on the first deal to come along,

especially with limited cash reserves. Wait for the best deals,

which usually come as a result of your own marketing, direct to

motivated sellers.

Fort Worth is a great market for rehabs, especially under 150K. Most homes rehabbed well and move in ready sell in a matter of days.  How are you looking to finance your rehabs?

180K is on the high end in Watauga. Under 125K should put you in a better cash flow position for that area.

Sounds like you may not have peace about the decision to go full time with REI. If so, wait till you have done multiple deals, have your systems down are consistently closing deals, with savings in the bank. It is tough, but you can do both REI and teaching, especially if your spouse is on board and you are working together!
