If you're looking to wholesale deals, you need to generate leads from vacant property owners via direct mail, preferably using yellow letters. You can read more about the marketing aspect of this business in the Marketing forum on this site.

If the property is scheduled for demo, disclose that to interested buyers, as city permits/red tape will be involved which takes time to clear up. Make sure you have written estimates for the repairs and solid comps (last 6 months) which will help you sell faster. Based on your numbers, the deal should work for the right person.

I tell sellers that we "hold some and sell some." By the way, you wouldn't be making 10K for doing nothing, you're solving a seller's problem and also offering an investor a solid deal (provided it meets there criteria)--it takes more work than most "guru's" admit, but is profitable when worked like a true business.

The paper approach is one way to go, but I would suggest creating an ad that sets you apart a little bit more. Also, how long will the ad run? What if you get no calls? Have multiple marketing approaches and test what works, otherwise, you cannot dominate your market.

I would suggest being more specific in your request. If you're new to wholesaling, you might consider being a property locator or bird dog to get started. Also, get plugged in with a local REI group, so you gain knowledge relevant to your particular target market.

Also, try working with a realtor to pull all the "cash only" or "fixer upper" "needs TLC" type listings that have sold in the past 60 to 90 days in your target area. Cross reference the listing address with the mailing address in your county assessor's website. Then, send them a postcard or give them a call to let them know you have deals they may be interested. Listen to them and go find deals that meet their criteria.

Item 1: Get as much time as you can on the contract before the closing date--90 days if you can.

Item 2: If you have a property under contract, you don't need a non circumvent clause.

Item 3: Visit your Secretary of State's website, it should have the fee breakdown

4. Develop Squeeze Pages to generate leads for buyers/sellers in your market. Video is key in boosting results

5. Not sure about that concept
