Welcome to BP. Lots of great forums, with good info to read and absorb. Getting started, I would recommend focusing on a specific strategy (wholesaling, rehabbing, etc). Also, narrow down an area of town to focus on (maybe 1 or 2 zip codes) and get to know the area values extremely well. Combine that with tons of networking! Hope this helps.

@Rajiv Jain it sounds like you simply purchased an HOA Lien to the property. If so, you may be able to foreclose, but seek legal advice. HOA liens are at the bottom of the pecking order, especially if there is a first lien mortgage on the property. The key is to try to contact the previous owner and see if you can buy the property subject to the existing mortgage, or make arrangements with their lender to halt foreclosure, if the numbers work.

@Amine E. Sounds like a bread and butter rental, solid area.

Looks like it is in The Pines neighborhood, so most likely 

PC Original HS.  If you can minimize your rehab costs that would be ideal.

Probably best to seek legal advice on structuring the deal, etc.

There are some good attorneys in DFW that focus on Sub 2 transactions

and some Texas Property code rules to follow.

Did the seller mention how much they owe on the property?

The seller would probably list the property before just accepting 67K on it,

So I wouldn't waste time with this deal unless you probe a little deeper to gauge sellers motivation.

What about taking the property over subject to the existing mortgage?
