Good questions! With there being so many places it is definitely hard to settle on one, especially when your putting a large investment into it.

My suggestion isn't to just stay "close to home", find the right market no matter where that may be. If you plan to be a "hands off" owner and allow a property manager to run the daily then your market can be local or it can be out of state. You'll need to build relationships no matter which you pick. If you don't plan to change toilets and paint walls yourself then you can just as easily do things away from where you are.

I suggest researching your areas of interest, establishing your CCC (crystal clear criteria), and then seeing what's available in all of your areas. You might start to find the right area after doing that. Or, maybe you can start with calling property managers in those areas, contractors, other investors, etc. See how things work in that area and then choose the one you feel most comfortable with.

Hey all! I am currently closing on an occupied duplex in Cleveland, Ohio on 5/25, my first property in the area. Right now my biggest issue is property management, I have a few companies I have been considering but would still like to reach out to a few more. I was hoping I could get on here and get some referrals from other Cleveland investors for good property managers?

Also, any tips or suggestions for owning rental property in Cleveland would be greatly appreciated too! Thanks everyone!

Question: Can MF properties be used with section 8?

Hey everyone! I am curious as to whether or not section 8 vouchers work in multi family homes? So, I've been intrigued lately by both MFH investing and section 8 rentals and I was curious if you can have section 8 qualified properties that are duplexes, triplexes, etc.

I've done some research on Google and haven't found whether or not they limit section 8 vouchers to single family homes or not and therefore wasn't sure.

Additionally, are the HUD max rents posted each year for each county for SFH, MFH, etc or just SFH? Just as long as the unit fits inside the criteria (1 bedroom, 2 bedroom, etc).

Hello everyone! I kinda have an idea of the path I think would be good but I love the feedback I get from the members here!

So, I want to invest in properties out of state (I live in PA, want to invest in OH, IN, etc). I have been talking to some lenders about different products they offer and some suggest they only lend to LLC's/business entities. So I would like to get myself an LLC to put my next properties in but I'm not sure the best way to handle that.

I was thinking a local attorney could help out but if they don't know a great deal about real estate investing then I'm not sure if that could be an issue? I also was thinking about an automated website that helps you make one but of course that's gonna be very general and not specific or prepared as a legitimate person helping out.

Does anyone have any suggestions or recommendations for the best way to move on and start an LLC?

Post: Toledo, OH Multi-Family Investing, out of state

Hey everyone, I am currently looking to purchase my first out of state investment property. I have come to the conclusion that I like Indiana and Ohio as potential investment spots. Recently I have been looking a lot into Toledo, Ohio and thinking that's a good place to get started.

I am curious if anyone here is a Toledo investor and has any input on it's viability/profitability/ease, especially since I am out of state. Also, any suggestions on lenders or agents is appreciated too.

Do you think that the non renewal would be an issue with them currently withholding rent, as they are suggesting uninhabitability?

I would like to do a non renewal of the lease but am worried about them suggesting retaliation.

Post: FHA as single then another as married?

Hi, I currently am a legally single person with an FHA triplex that I live in and rent two units. I am engaged and getting married in a few months and was wondering what the eligibility was for an FHA loan as a married couple is when I have one already as just single me.

I know the fundamental one FHA loan for a person at a time, but in this case I wasn't sure if because my soon to be wife would not have an FHA if that would disqualify us from getting a combined FHA loan?
