 Awesome thanks a ton man!  I'll have to put all 5 of them on my nightstand and get busy!  I'm just looking for every little bit of information on every single part of the process to know inside and out while I save up some capital for a down payment.  Hopefully all of these will help.

Right now I am almost half way through Brian Murray's book "Crushing It". So far it is great; I appreciate the case studies and insight into other commercial property investment types. 

Next up to read is Dave Lindahl's "Multifamily Millions". 

 Looks like Crushing it might be my first one than, many good reviews, is it written as an informative book or more self help?  I have heard some say it isn't the most informative which I hope isn't the case.

 Thanks Tony, I've got that one already, it was actually the first none Brandon Turner book I read ahha.

 Awesome Dustin thanks a ton!  Have you read "Crushing it in apartments and commercial real estate"?  Seems to have a lot of good reviews but that doesn't always mean anything haha.  Thanks I'll get my hands on Pauls ASAP!

I've read most real estate books on the forums here but have decided I am more interested in bigger commercial real estate (50+ unit apartment buildings).  Anyone out there recommend any good commercial real estate/apartment real estate books out there?  I plan on spending the next two years putting 100K in the bank and then searching heavily for some deals.  Thanks in advanced!

In the event that I can't get my credit score high enough for a loan, I am open to seller financing if I can find the right seller.  Obviously my preferred seller would be an older investor who owns a property free and clear so I don't need to worry about the due on sales clause.  Does anyone have any recommended creative ways other than emailing every single seller/buyer ad on craigslist asking for potential 4plexes for sale?  Advice is greatly appreciated as always.  Happy holidays!

I know income doesn't help credit I just meant to say I needed to fix my income, fix my knowledge, and fix my credit to buy in 2017.  Fixed my knowledge, fixed my income, but couldn't get the credit fixed.  I have been making on time vehicle payments for about 3 straight years now, got 2 credit cards earlier this year and have used less than 10% of my available credit and have paid in full at the end of each billing cycle, and my student loans have been on auto pay for an entire year without missing a beat.  I was just unaware I could do all of this for about 10 straight months and still have my credit score at the same level when I started.  Not sure if I am missing something or not.  Thank you very much Wayne!

Been spending the entire year studying up and increasing my income so I can buy in 2017. Everything went according to plan but for some reason (even after doing everything right since February) my credit hasn't risen a single point. Does anyone have any ideas how to improve my score so I can get myself an FHA loan. If not I guess I am going to have to hustle hard and try and find a seller financing deal. Thanks in advanced.
