I haven't done direct mail myself but I would imagine the marketing on the front of the letter would play a huge role.  I would also make sure it looked attractive to whomever your select audience would be and I would personally send 1000+ minimum.  The more the merrier as far as I see it.  Good luck!

As I have said in previous posts I want to focus on larger commercial properties. However I still want to start off with one 4plex to house hack. I was wondering if you can BRRRR with a 203K loan. I would like to get into my first 4plex with a 203K loan, and then I was wondering if I can cash out refinance....and then take that money, and open an FHA loan to get to a second property relatively quickly? I just don't know if I can legally live outside the property after the refi since a 203k loan is an owner occupied? I also didn't know if I can open a second owner occupied loan (FHA) after the REFI since you can only have one of those loans at a time. If this strategy is legal I'd like to get two 4plexes this year and then start saving aggressively to get into 16+ unit apartments within the next 3 years. Thanks to everyone in advanced!

I've decided 100% now.  At the absolute max I will only buy one 4plex (only to house hack and get my foot in the door).  After I get that running smoothly and efficiently I want to start looking at 16 unit minimum apartment complexes.  Once in a while I find a deal or two on craigslist but I was wondering how else you find deals for commercial apartments when you are just starting out?

@Sara Eastler Thanks so much I will put that one on my list as well!  I definitely plan on reaching out to other local investors soon too.  Job shadowing and hands on experience must be immeasurable knowledge that can't be taught through words in a book.  I always learn best by doing and by shadowing people so hopefully this late spring and early summer I can find some hot shot investors in the area and start picking their brains and helping them out along the way.  And thanks so much for the book recommendation I don't mind the more textbook style books, I'm after knowledge not stories.  It is nice to have a big stack of books to look forward to...long steams on the boat can seem much shorter and much more productive with a good book to pick apart.  Good luck investing and thanks for the recommendation!

@Chris Tracy I wanted to share the questions I find myself searching the answers for. Let me know your thoughts and maybe others have similar questions. Here they are:

- What are creative ways to find multifamily deals/motivated sellers. I'm looking for some things outside of MLS, LoopNet, Brokers, etc.

- As a Broker can be a great resource, how should a new multifamily investor go about choosing a Broker and also building a relationship with that Broker. What does that conversation and/or process look like?

- Once an off-market property of interest is found, how do you reach the "decision maker" as most are owned as an entity instead of a sole proprietor. How to get around the management company (considering it is not owner operated) and directly to the owner?

- And once you do get a hold of that "decision maker", how should you approach them with your interest to buying their property? What does that conversation/process look like as to increase your chances to convert it into a deal?

P.S. These questions are related to Value-add approaches as that is what I find most interesting and appealing about multifamily investing. Thank you!

I also like the fact that you are not jumping right in but taking the time to get educated and work to save up some capital .  I think i must have studied for about a year  ( includes making offers etc) before getting into my first deal and when changing asset classes, i took about a year to learn the specifics.  Not a comment you hear by everyone so i think that was really great you mentioned that . 

 I mean I would love to just jump right in but I'd rather know the ins and outs and make sure I know every question to ask when I start the process and also how to answer every question I'll be asked.  Gotta spend time sharpening the axe if you wanna save time cutting down the tree right?
