Finding seller financing

In the event that I can't get my credit score high enough for a loan, I am open to seller financing if I can find the right seller.  Obviously my preferred seller would be an older investor who owns a property free and clear so I don't need to worry about the due on sales clause.  Does anyone have any recommended creative ways other than emailing every single seller/buyer ad on craigslist asking for potential 4plexes for sale?  Advice is greatly appreciated as always.  Happy holidays!

    There are a lot of options.  You can try listsource or similar to find people that meet your criteria.  You can reach out to brokers who might have contacts who are looking to exit the market.  You just need to get creative and start digging deeper.
