@Melissa Villegas, it all depends on the area and the comps in your neighborhood. Depending on the area some people like upgrades, others don't care but want prime location. The rent is dependent on those things as well. Maybe you can see what other homes are renting for in the area and the condition of the inside because that will give you a good idea if you can rent it for more or less. Working in property management, also being an interior designer, you want to appeal to most people and unfortunately most people want updated styles. Respectfully I would do as much updating as possible, it will only increase the value in your home.

Fair Housing Program

I just completed the certification for Northern Virginia Association of Realtors Fair Housing Laws class and the things that I've learned are mind blowing. A lot of people don't realize that it is illegal to discriminate in the sale or rental of housing, including against individuals seeking a mortgage or housing assistance, or in other housing-related activities. Even something as simple as writing a letter to the homeowner about who you are and why you personally deserve the home/rental you can easily be in violation. In property management, we make it our top priority to stay on top of the of Fair Housing Act because its easy to be in violation even if you believe you're being fair.

Has anyone had any or know if any good or bad instances where this has effected your business?

@Ashley Herring, Yes, I agree! I feel that since prices for buying are so skewed, people are realizing they maybe paying too much for their homes, so they will sell and rent for a year or so and get back in the market. Im actually originally from Orlando! Yay!!! You are correct. There are apartment building everywhere! The landscape is very different here in the DMV area. We have some larger cites in Maryland where you can count on one hand how may apartment complexes there.

@Russell Brazil, I have a few clients that used to live in DC, now they're moving out to the suburbs because of the pandemic. Years ago, people wanted to get close to DC as possible because of work and commute. But since the pandemic, a lot of people are working from home or hybrid. I wouldn't mind living out in the suburbs of VA or MD if im only commutiung 2-3 times a week.

@Linda S., That makes sense. I'm the Business Development Manager for a property management company in Alexandria VA, and I have Owners and Landlords tell me horrible stories about how burned out they are and they don't want to deal with it anymore. Especially the ones they can't legally evict due to the pandemic.

I ran across this article on WASHINGTON (FOX 5 DC). Working in Property Management , it seems as if people would rather rent until they find a home that they would love. Has anyone seen an up tick in rental applications in their market!

 What are your thoughts on this article?
