As a new Business Development Manager for a Property Management company in the DMV Area, I was thinking of new and creative ways to find prospective homeowners in the area that are considering using their property as an investment property. With Amazon HQ2 coming to the area, I'm sure there're a lot of homeowners holding onto their homes. The real estate market in this area is off the charts and particularly in Arlington VA, right outside Washington DC. What your thoughts or ideas on what I can do to reach out to prospective owners?

Hi,

I agree you should stick to your criteria, however in this business, nothing is ever black or white. From what it sounds like is the tenants are in pretty good standing and meet your standards 5 out of 6 points. Understand that everyone goes through hardships but at least they still kept up with their responsibilities. I will consider them, just make sure  you do your due diligence, and set up protection for yourself like a higher late fee, or larger deposit to protect yourself.

Yes, I find that to be the reason too. A lot of homes in Alexandria needs updated and a little TLC.
