Post: Living in a condo while renting

More of a self journal but I’m open to discussions and thoughts. Was starting off at the point of hoping to buy a duplex or triplex in Florida and rent out the units while me and my fiancé have full time jobs. In the circumstance were in it isn’t possible at the moment. So the new idea I’ve gotten was to sell roofs with the company RRCA (if anyone’s heard of them or dealt with them I’d love more insight into what you think of them). I had a discussion over the phone with them saying they’re always hiring and there’s no set time to when I have to move down in order to get the job. Another plus I see in this company is it gets me into sales and understanding a market and how to work it in my favor which can play a key part into my real estate/investing journey. They also are very flexible with the job and how many hours you work aswell as how many days, I’m interested enough since my drive to prove my work ethic is strong and would feel it is a great fit for myself to make as many sales as possible in a week. My fiancé and I would’ve either in a condo or apart for the time being until she builds a stronger credit aswell as we together making a higher savings to put towards a first property to buy and rent. Ultimate goal I see in breakdown form is as followed. Have my fiancé get a full time job guaranteed salary and then get a job with the roofing company. We go down to Florida and move into a condo or apartment for the time being since our savings aren’t high enough to purchase a home with just my income and job position with commission only. Save over a time period as she builds her credit and we gain our money together. Buy our first duplex/triplex and live in one side or if the income is better to rent both and stay at the condo or apartment do that instead. 1 year is what I’m giving myself to work hard. If I make a contingent with a customer for their roof I make $150-$200. They say the highest a new sales person makes a week is 5-10 contingent equaling around $2000 a week if done right. Knowing my stubborn hard working I see myself doing more than that and willing to put in extra effort to make this happen. Over a period of time with say $2000 a week for $8000 a month.

@Dwayne Byrd I would definitely appreciate that a lot. I'm currently looking at duplexs and triplex's in a 40 mile radius of Orlando. I do have some properties I found if you don't me sending them to you to see what you think of location and if the income would provide for my mortgage payment aswell as having a steady income from the units. I'd be putting a 3.5% down payment on the property with an FHA loan.

I’m from New Hampshire and was seeing if Titusville Florida would be a great opportunity for me and my fiancé to move there to buy a duplex and rent the other side out. We have no kids and just wanted to start our real estate career with a duplex rental with us living in the other side. I want to know if anyone owns any properties in the area and if it is worth moving there especially the risk of being out of state. I know whatever comes our way we’ll make it work. Hope to hear some good feedback.

I’m trying to look out of state to purchase a rental property in Florida and wanted to see where some good places would be based off of peoples own experiences with rentals down in Florida. Anyone’s experience would help with the areas well known but if you have rental experience down there I’d love as much information. Let me know the general area you’re in and how your rentals are going aswell as the safety in the neighborhood if you’d like.

Post: Best loans to flip a home?

My girlfriend and I are looking to live in a fixer upper and flip it to sell after. This will be our first home and want to know which loans are better in our favor for overall costs. We've looked at FHA 203k loans and private lenders aswell as hard lenders. Any advice from people who have done flips would be much appreciated. We just want some good ideas and to be knowledgeable on these options for future reference if we continue to do house flipping.

@Jody Sperling Thank you very much, this was definitely helpful. I only have a couple thousand saved up currently and working a full time job living with my parents still and only 21 years of age. Is there a possibility of me getting people interested with only say like $1,500 lending money or would you recommend saving a lot more to lend. I appreciate your time and I love learning from others always so any information is welcomed.

Hey @Cody Barna I was wondering what your views are on wholesalers and if you would be willing to deal with any. Me and my Brother are just starting off in the wholesaling career and wanted to hear your opinion. My brother also closed on his first deal not to long ago and I decided to join him, I’m really interested to get further into depth of real estate and doing a lot more research. I’m starting my career as a wholesaler with my brother and I love reading these replies. I’m always willing to learn and succeed at whatever job I take on and seeing it how wholesalers are from the eyes of investors helps a lot to see what is liked and what isnt. I’m excited to get my first deal done hopefully soon and furthering my knowledge on wholesaling and real estate. Thank you guys for the information and I hope to prove useful to investors and make a good impression on them after reading all of this.
