Post: Costs / issues in moving actual single family homes (buildings)

I have looked into this with a small 1000 sq ft unit on a crawl space. What I found after gathering quotes is that moving a structure nearly exceeded the cost of purchasing a similar sized home in the area. 

Some challenges that might arise are:

1. Permitting for moving and site development for drop-off destination

2. Obstructions along the route or at the properties (power lines, trees, other buildings, narrow paths)

3. Type of property/foundation

4. Dealing with local city or county codes 

There are quite a few movers out there which proves that for some, it can be profitable. With such a multitude of variables, your first step would be to research local house movers. If you have trouble finding one, you can try locating a company that sells & moves sheds. They should know who to refer you to.

I used Kat at Pelican Insurance Agency. Quick google search will bring them up. Offices located in Plantation, FL. 

Called a bunch of insurance companies listed on few threads on BP and Pelican was one of two that bothered to answer the phone/call me back!

Here's my outlook:

I have a bit of student loan debt at 3.4% interest.

My net return on my investment real estate is approximately 17.6%. 

It would be a poor choice to pay down this debt, all other things constant. I'll go with Cardone, however one should always remember there is wisdom in the multitudes of counsel...

If I were you, I would interview lenders who specialize in commercial loans, find out what you can borrow with your credit and $100k down. Shop with a highly experienced broker to find a multi unit or small apartment building (shouldn't be hard in NJ), hire an experienced property manager with a small portfolio to manage your asset. Sit back, relax and cash flow.

Kyle,

I would first start contacting local property management companies and ask them what the market cap rate is. They're in a unique position to offer you real-world data on how their owners' properties are performing. I would then give them the numbers and see if they will run them with you to see if the deal is feasible. Once you have this information you'll be better equipped to run a deeper analysis on properties as they pop up.

I managed two student apartment communities in Tallahassee a few years back. With the competition associated with student housing, we had to think outside of the box for marketing ideas. The easiest and most overlooked method we used was simply posting flyers at bus stops, local businesses/restaurants, TCC, FSU and FAMU. I once flyered every car's windshield in a Wal-Mart parking lot. I received an unpleasant call from the store manager but quite a few leads.  If you have a property that only appeals to a minority of people who are looking to rent outside of the city, you'll need to implement some boots on the ground marketing techniques in that area.
