Finding tenants in rural communities

I am looking to buy my first rental property and am concerned about being able to find tenants. I live in Tallahassee Florida so there is a large demand for student housing and I believe that finding tenants in town won't be very difficult, but I have also found many properties that I am interested in that are in surrounding rural communities. My concern with the rural properties is finding tenants, specifically qualified tenants. From what people tell me it is easy to find tenants in rural areas but I have a hard time believing this. Does anyone have any advice on finding qualified tenants in rural areas? Is there a market for rural renters? I would definitely prefer rural properties because I believe the tenants would be longer term renters than students but it all boils down to the highest return. How do you advertise for rural rental property?
