I cannot speak to Spokane very well but I am a property manager in Idaho and a soon to be licensed agent in Idaho.  I would be happy to speak with you about rentals and the type of cash flow we are seeing in North Idaho. I am close to Spokane and just completed new a rehab with flooring. I am a new convert to the new generation of water resistant laminate flooring. Vinyl can scratch pretty easily and traditional laminate cannot hold water. This new wax infused or water resistant stuff out there seems to be the best of both worlds, its pretty scratch proof and can be installed in bathrooms because water can sit on it for days. Lumber Luquidators calls it their Dream Home XD2 which is $2.79 a square foot and I ended up getting a better price from Great Floors. They call it Equinox. They have different thickness levels from $2.50 - 3.50 a square foot.
