During a rehab I always imbed 3/4 plywood behind the drywall, between the studs. Young kids my grandkids included do have a habit of pulling on the TV itself, so precautions are imperative.

 Ugh. What a nightmare! That looks like it wasn't even attached to any studs.

Just put in the lease that proper  use  of fixtures is on them for any items attached to walls and you aren't liable for misuse. You can point it out on move in that per the lease proper install is on them. I would not have one.  I wouldn't consider it different from shelving and curtain rods but it is not as idiot proof. 

 Thanks. I'm thinking about omitting language about "proper use" because that would be hard to prove if the tv did fall off the wall for whatever reason. Instead, just state that using the installed wall mount is at their own risk and that I'm not liable for any issues related to any damages. Keep it open ended so that I can't be held accountable for their broken tv and other related issues. Thoughts?

I have a TV wall mount installed for the convenience of my tenants and worry that one day, a tenant may either mount their tv incorrectly or do something by accident to cause their TV to fall off the wall. Would it be appropriate to make the tenant sign a release of liability form prior to using the TV wall mount? If so, any tips on what language to include? Thank you

I have a non-paying tenant. I've issued the 5 day pay or quit notice required by my state and have filed the unlawful detainer. 

Any advice on what I should do or bring to court? I'm assuming I need a copy of my lease agreement and copy of the 5 day pay or quit notice. Do I need anything else?
