Just wondering what all of your offering strategies are for REOs?

The basic one I am just trucking along on in South Florida is as follows:

65% of ARV (Investors tell me hard money here lends at 65%)
Deduct $10K Commission
Deduct Repairs
Assignability Clause

I've sent about 6 offers in already. 3 Rejected. 3 Pending.
They say there's suppose to be some sort of ratio, like 1 Accepted for every 10 sent out. How bout you guys?

The one I attended was nothing more than a congregation of investors, contractors, and various other professionals in the real estate business. It was a 1 dollar fee.

As pertaining to eBooks, I believe I am going to be enrolled in the REO Rockstar course pretty soon and learning from Lee in Tampa.

Stephani is promoting the REO Rockstar course, so I can only guess its recommended by her?

OK Guys, so I got my system all set up.

My websites and newsletter system is getting my quality leads on a daily basis.

I have met a nice group of investors in my area as well and got my name around.

So my project was originally a two person plan between my father and I. However, I feel he moves a bit too slow.

But fortunately, I just turned 18 - so I know I have do some things that I wasn't able to when I was not legal, such as buy homes and what not.

So here's the rundown...

I have no money. (Like a thousand dollars)
I have no real estate contracting experience
I have no credit. (currently building it though)
I have marketing and sales experience.
I have a decent buyers list.
I am motivated to get this thing going.

I am looking for a way for me to get properties immediately and either resell them for another wholesaler or get them myself. I was thinking about doing some sort of like flex option thing I heard about, and basically marketing someone else's property at a higher price and contracting homes out that way, but I am not sure what exactly this is. Any ideas?

Also, if anyone knows any great nothing down methods that doesn't require a credit record, I am all ears!

Or else I will be stuck at the slow pace of my father cause he has all the capital :(

Well in terms of "wanting you to buy from them directly", I would like for the world to buy their pocket bikes from my website, but they don't. Unless there is some sort of legal binding that prevents the resell of said courses on eBay, I do not see it being unethical.

Usually these guys making the real estate courses have plenty of money anyways. It's not like you are stealing from a poor man. Also, if you are looking for a discount if say, you really don't have the money to pay full price, you can always ask the people who made the courses. Most times, they would be glad to help. (Most times...)
