@Greg Dickerson I am trying to determine what a good price would be for the land. It is about 3 acres with one house on each parcel for a total of 3. Surrounded by commercial retail/office space. Houses would need to be demoed. I am looking to entitle the land and sell off.

@Greg Dickerson It is surrounded by new development. Re-zoning is not an issue. Just need help evaluating the land.

Is there anyone local to Salt Lake and surrounding counties that is well versed in commercial land development? Specifically how to analyze a profitable land deal that needs to be developed.

@Travis Bryant I have done VA loans for a long time and your father in law would have to occupy the property as his primary residence to be eligible. I do have a plethora of other loans such as bank statement, self employed, no tax returns, etc. If your wife has a w-2 job then that is an option as well. I'd love to help!

@Cutter David Because seller finance is hard to come across especially if it is for a longer term. Not having to obtain traditional financing is HUGE. The seller also has a few benefits such as deferred taxes and they actually make more on the property when you factor in the interest earned. Its normally a couple hundred thousand more if it goes full term on a 30 year carry. Most of my rentals are seller financed. Id love to take a look at this deal if you are able to lock it up. Let me know if you need some pointers.

@Cutter David I would structure a seller carry if he owns it free and clear. You can usually pay more for these types of deals and most investors will pay more for seller finance deals.

@Jamie Owen Check out Mountain America Credit Union. They have a 10% down for investment loans. Most other lenders will be the 25% down.

@Max Guerrero I would say from Lehi-Thanksgiving point area all the way down to provo area. Have not explored much any further south than that. I know there is the new Amazon warehouse going in near the airport I think, so North Salt Lake/Bountiful area might be a good option as well.
