I am buying a single family house for myself, closing in a few weeks. About a block over, there is a house for sale that also has a 2 car garage behind my new place (It is a weird layout in a small downtown area). Anyway, I REALLY want to buy this place. I want to rent out the house, and then use the garage for myself (my new place does not have one). I have been pricing getting a stand alone garage (either prefab or built) and for what it will cost, buying this house seems like a much better plan. And, I get rental income! The problem. of course, is that I am buying one house already...heh. The other house is pretty cheap ($160k), but I dont have 20% down at the moment. Anyone have any ideas, or other loan options, etc? Thanks!

I am really interested in all of this as well. Is this the REIA that is like $180 a year? I was going to join, but the website seemed very "sales pitch" oriented, and felt kinda shady :)

1 or 2 every six months? Very nice! I am jealous. Still scrambling to try to find a way to get my first...lol. 

I have been looking at places all over Baltimore to learn the areas and get a feel for it. Been having a fun time actually :)

I am actually looking for investments AND a place for myself to live, and i have found quite a few places I would love for both--just need to figure out how to buy them. I am short selling my current place, so conventional financing is not gonna be an option for a few years.

I have mine, but it is expired (got a new job the day I passed the test, so never really had time to do much with it). I am actually going to take the required classes to reactivate it in the next few weeks.

Last weekend I was hitting up Open Houses (its what I do now on weekends--I need a life..lol). At one of them, the agent had just taken an ethics training and was having EVERY person that walked in the door to look around sign the "Role of Real Estate Agents" form and some other stuff. Kinda made me laugh, she was so paranoid :)

I live outside Baltimore and am planning on getting my first investment by the end of the this year (thats the goal I set for myself anyway). I have been hitting up Open houses and just driving around Baltimore on weekends for several months now.

It has been kind of fun :)
