Hi all, 

I am evaluating a property as an Airbnb/short term rental in Port Orchard Washington. 

I have looked at several other properties on Airbnb in the area. My concern is that none of them are booked more than one or two days. 

Is anyone familiar with this area or other options for determining if there is a market in a specific area like this?

HI recently started looking at properties in New Ipswich and Jaffrey. I really like the area but would like to get some input from an investor in the area.

I am looking for long term buy and hold rental properties, and would love feedback on:

1) Long term stability of the rental market. For instance, from the local RE agent, it sounds like a most of the renters work at Millipore.

2) Similarly, long term appreciation/depreciation. I am not overly concerned with this as long as there as been some growth and not much risk of decline.

3) Have you or would you invest here? Any other areas that you would recommend instead. I have been considering Manchester NH as well.

It would be very helpful to get some feedback on the numbers and area.

The property has 5 apartment units and 3 commercial units. They are fully rented (month to month) and gross ~$64000, with $17,000-$20,000 in annual expenses, before loan payments and management fees. 

I am estimating that with loan payments and management fees, this would net $10,000 to $18,000 annually, depending on vacancy and management fees. This doesn't yet take into account repairs, etc.

I am new here and wondering if there is something significant I am missing in terms of these rough calculations. Roughly how much of this would need to be set aside for repairs? By my estimate, this would be 11-20% cash on cash return. Are these reasonable returns for this type of investment? 

Finally, any feedback around the Pembrooke NH?

I have been looking for investment opportunities and found a potential opportunity that looks good to me. Given that I am new to this space, I wanted to reach out the BP community and get some advice on it, especially questions and pitfalls.

The purchase price is ~300K + some renovation and advertised annual gross rent is ~90K and net is ~40K.

Some questions:

  • Any major concerns or issues with renting to students? Mitigation techniques
  • Similarly, is this more of a challenge than more conventional rentals. 
  • Any problems with getting conventional funding? 
  • Also, any additional due diligence that needs to be done for this type of rental
  • Anything I am not asking
