Daniel F. Harb Reason I suggested duplex is because you can get a conventional finance deal to put only 5% down on an owner occupied duplex.

Daniel F. Harb you considered raising your purchase price a bit? You can maybe get a duplex (2bed/1bath) each side rent one side and you stay in the second side and rent out the second room? Might get you close to your current ‘low rent’ number possibly even with a duplex close to $600k. Best of luck.

Bryce Baker I am trying to do the same. As long as the numbers work to what I’m looking to do I will end up doing the deal (even though San Diego seems to be close to peaking), granted it’s quite a bit difficult finding something that makes sense on mls, but it does come up every now and then if you really take the time to be on top of it. I recently lost out on a 2 unit. I was the highest of 7 offers but one of the offers was all cash...so I lost out.

Hey Everyone, I am taking a trip out to St Louis MI and was hoping I can get some recommendations on property managers for SFR and small multi family in the area.
