Thank you @Brenna Carles, I never thought about it that way, much appreciated! Since it's a small-multifamily investment property I haven't come across a loan that's less than 25% down but still doing more research and will definitely leverage what you mentioned if I come across any better terms :)

It definitely makes it more difficult to cash-flow unless I go 70%-80% asking price on most properties. Didn't realize how important the term would be until I started running some numbers :D

Thank you @Caleb Brown, my credit union only had 15y option but sounds like I need to keep searching for a 25-30y term loans then. I found one 30y residential loan through a mortgage broker but the rate was 4.125%.

Hey everyone! I'm just getting started in my real estate investment journey and looking to buy a property in Lehigh Valley area in the upcoming months. I already got pre-approved from couple lenders and was wondering if these rates are good or whether I should keep searching.

Property I'm looking for: Small-multifamily (most probably fourplex), not planning to live in it

Best loan I found so far: $265K loan + 90K down payment, 15y fixed, 3.00% interest, 25% down

Do you guys think I should be able to find any options with lower down payment or lower interest rate or a 30y fixed?

Hello everyone! I'm an investor from Jersey City, NJ. Just getting started with real estate investment and was looking to buy my first small multi-family property. Based on other posts I saw thought that Lehigh Valley might be a good place so I started connecting with Realtors and Lenders there.

Couple of realtors I came across mentioned that it's very difficult to find good BRRRR or Flip (value add) deals in the area on MLS. Some others also mentioned it's difficult to find contractors that are not already booked. So wanted to ask:

1) Anyone else had any similar challenges and if there's any good tips on finding off-market deals and contractors?

2) Any investor friendly realtors that you would recommend?

3) Do realtors usually only send you MLS deals or are there ones that research off-market deals for their clients as well?
