From all the different loan brokers Ive spoken to. A 15% DSCR has come, gone, come, and is gone again. It seems this loan product has been particularly volatile over the past few months. Even 20% is only given (STR specific), under certain conditions.

I certainly wouldn't "advertise ghosts". Id like to highlight some of the history, (with photos) of the home. Im just trying to decide whether or not including references to "paranormal", "spirits", "ghosts", whatever you wanna call it. That come with the property.  

I personally don't buy into it either way. Just thinking from a business standpoint.

This may sound strange, and I feel a little silly asking but... Im remodeling a 1911 farm house as a airbnb. Its not on the historical registry,  but it does have a documented colorful history. So... would you be more or less likely to market it as "possibly haunted". Im not saying I believe it is,  but I know there are some desination hotels, restaurants,  ect that attract a lot of visitors because people believe in that.... Thoughts?

Its really not about being nervous or intimated for me. And, yes I agree that meet ups are probably one of the best tools for this sort of networking.  In fact, besides my already established investment goals for the rest of 2022. Networking is now my #1 priority for growth as an investor.  

My primary interest with this post is just hearing from, and hopefully learning from, others that have been successful with natural introverted tendencies.  And how he/she used that to their advantage or overcame certain limitations.

Im really curious to learn more about successful individuals in the world of investing that are naturally introverted,  and how they overcame or leveraged those tendencies. As a point of clarification: I think most people view natural introverts as either being shy, aloof, or possibly even rude. But at least for me, its none of those things.  The best description Ive encountered is that most people GET energy from interactions with other people, where by introverts have to USE up a lot of mental energy when interacting with people.

IF.. A property has a rental history as an STR. Is it possible to use that income to qualify towards your DTI and in that case purchase it with a conventional 20% down investment loan, and not have to go the DSCR route? The big advantage I see in this would be a lower rate, and more importantly the ability to do a cash out refi before the 5 year penalty mark. Which is obviously huge if trying to scale your STR portfolio. Thoughts?

Can anyone do a DSCR in New York State? 15-20% down?
