I think you need more more like 2000/mo. total rent for that purchase price. That would cover expenses and get a acceptable ROI.

I would paint it and replace any carpet, I have tried a few other ways, but none have been 100% fixes, but paint & Carpet and wash hard surfaces.

Sounds more like the wholesaler Abused the cash buyer.  They had to be a newbie.  Mike B I agree no profit in that deal.

Sounds like fear of failure to me.  Real Estate for most people is the only way to get out of the rat race.  Put your fear aside and go for it.  Once you really get your feet wet, you will know if it is for you or not.  The journey of 1000 miles, starts with the 1st step.
