Ill give you short story of how I made $40,000 (in equity) with a Facebook post.

I made a post a few weeks back that said " Bring me and off market deal and if I buy it I will pay you a $500 finders fee."  My inbox started BLOWING UP!  I got messages from all kinds of people.  Most of them wanted to dump properties that they had been trying to sell for a long time.  They were not in areas I wanted to invest.

I had a friend shoot me a number of a lady that had inherited a property and she wanted to sell it ASAP.  I went and looked at the property.  It needed some work, and she didn't want to spend one penny one on the house!  She made that clear upfront.  We worked out a deal.  I made a cash offer, planning to do a few repairs and refinance.  I am all in on the property at $55,000.  I just got the appraisal back today and it came in at $95,000!

I know its not actual cash. However, it is equity on my balance sheet!

I am no pro by any means.  I will say this though, GET OUT THERE AND GET ACTIVE.  You never know what is for sale until you start asking!

By the way, I did pay the $500 finders fee.
