I have ray's course and refer to it OFTEN

she has a website called wealthyheiress : she reports to be having a bootcamp in LA that rivals David Lindahls course and bootcamp....

but on other re boards she is touted as having been in Jail for Mail fraud and such thus making her discredited as an educator in my eyes much like WADE COOK! but it is just my opinion....

Just seeing if anyone here had any experience with her

We have acess to the cash to take down and complet 10 at a time 450K

THe local Bank has already loaned at 20 year AM 8.25 (prime+.5) for 6-% LTV cash out but only after tenant has made 2 rental Payments

It is a Revitalization type scenario..

Friend has already completed 25 of these over the last year and only has 6 left in inventory.... but sales all but stoped in August and Septemberr.

The banks are still looking at this as a Community Redevelopment Act money play so once fixed we can unlock our cash and then some....

I will search for the 50% rule but find it HIGH for a direct Managed property that has been COMPLETELY rehabed... new wiring, new plumbing pipes new hotwater heater new heater.... new sheetrock new cabinets new toilets and appliances that is why the 30K rehab costs and why tey rent so fast....

No splash and dash jobs....

If I join I haveinsvestors willing to buy at the 60K mark and will put 12K in each so they will have cash flow on a 30 year AM..

Guess we will see when I get there if they are TELLIN the TRUTH to truthteller...

Really impressed with the dialouge here!

There are many legit places to get you credit clean but your idea of a Credit partner works IF they also have Capital alone....

You could form an LLC with the Credit Money partner adnyou could buy IN AFTER the loan for the property is established....If you are on the LLC as a Principle the bank May not loan to you...

If you have PLENTY of Capital why do you NEED the Loan?

Can you really buy a Casino for 65% ltv?

I heard him Speak in Atlanta He was Awesome, down to earth and about the Numbers!

Ok,

SO I have a freind that calls me and wants me to fly to Detroit to Invest..

Here's the deal he has 20-30 properties that we can buy for 15K fix for another 30 K

We will be Rehabbed at 45K

These rent for $900

The ARV is 90K for this market but resells are bland right now..

Our take is to get 60% LTV BANK loan of 54K at 20 year Am

We will cash flow at about 150 a door per month on the 20 Year note

So 30 of these we will get

9K in pocket * 30 =270K

36 K Networth Increase * 30 = $1180000 Millionaires

150* 30 = 4500 a month cashflow!

What am I not seeing?

Tax deeds are great in Texas and I actualy have ended up with a few properties this way... But good info to read thanks :beer:
