Is investing in a Strip club with the property a good invest

I am concidering a deal on a Strip club in Ohio. the Owner is willing to do some financing and has a assumable loan on the property. The building has totally been remodeled and dosn't need much more. Has any one done these type of properties before. Can anyone help

I have researched the law and it will not affect this club as much as other who do not have liquor lic but I do plan on waiting until after the Nov vote
