 Take it from me...lessons like this are priceless!

And any one that has flipped a property has encountered this...if not on the first flip... definitely on a flip if they have done it long enough...some things you just didn't account for..then it's like the elephant in the room. You have to take care of it..and that means $$.

Keep pushing Doug!  It's nothing like your first flip successful. Put your dream vaca on your dream board. Let me know where it is I'll meet you there! Cheers

Linda, unfortunately Nat  is completely spot on. Once you know the property is bank owned...it's almost like it's not there in an investors eyes, as you just have to keep on moving. No matter how many stickers are on the door from the county or how awful it looks.

Some look at  the show on HGTV flip or flop and think its just that simple..esp when Tarek shows the profit at the end of the show.

The struggle is real...but it's a marathon not a race and it's FUN!!!!. And wealth can be had along with passive income. But it takes time...yet it doesn't mean to not get started! Take Action!

Well, let me try to add some value, as I'm getting a 15% response rate from my drive for dollars mailers. 

My drive for dollars letter may start like this.... 

Dear Seller,

My name is Troy, and I noticed your home the other day at 123 Motivated Seller,  Hyattsville, MD and while it appears to be boarded and in need of repairs, I am interested in buying it, if you are thinking about and wanting to sell it as-is.

For or example: I may notice a blue tarp on the roof, so its mentioned in my letter.

I also may scan a picture on my letter if its a real gem, meaning of course distressed!

From there I tell what I noticed about the property, so it shows the sellers that actually saw the property instead of someone that said they saw it, but really didn't.

Note: I still ask callers that call me, what was it that made them decide to contact me, because you better believe... I'm not the only one sending a letter etc.

The # 1 response is my letter appeared genuine...

I concur! I know for a fact in Maryland there is no such a law.

I can't believe people waste LEO's time over something like that.

 Man... this is funny.. and in my case. I had one gentleman tell me they are not selling, and I was cool with that answer... but when he continued and told me stop sending them letters....(I never sent them and letter...for this one I called) and he hoping for the market to turn so he is going to keep it. "But Sir...your house is boarded up"! He then said..."Oh it is"? I said yes, provide me your cell phone and I will text it to you. I then I said, have a great day.

2 days later he called and apologized.... Absentee owners..at its best! lol!
