Hello all, following up on this slightly outdated thread. I am partnering with investors to buy real estate in GA and FL and would like to do the property management myself. I understand from BP and other articles that I can do the PM work if I am an owner, but it's not clear about partial ownerships.

If I own 99% or 1% do I still have the same right to property manage without a realtor's license?

Any experience or knowledge on this much appreciated!!

Any remote property owners who have had success hiring regular maintenance and emergency services?

To clarify, I'm not talking about property managers, but rather teams focused only on regular ongoing maintenance, emergency services and/or the occasional site check.  Basically, I'd like to continue finding and screening tenants, managing leases, balance sheets, financial reports, etc remotely as I have done, but then supplement with on the ground services.

I have reached out to a company called Latchel but their 'enterprise' rep told me they only handle 75 unit or above clients.   My portfolio is only 14...soon to be 21.  

I'd love to hear from the group on any reliable services.

has anyone here tried Latchel or related services?  They claim to be a service dedicated to emergency and traditional maintenance services for remote owners.   When I contacted them directly however, their 'enterprise' rep said they only handle 75 units and above.  Are there remote management services available for smaller remote portfolio owners?

Remote investing in RE has it's challenges no doubt, but I have doing it for nearly 3 years now from outside of the USA and about to close on my 14th unit this month.   

Like any challenge, you have to size it down into a scale you can understand, isolate and develop a solution for.   Whether it's time, people or material resources, it eventually becomes a line item in your proforma.   These can differ greatly between localized and remote investing models. 

It goes without saying that communication skills are a underlying necessity in all forms of RE investing.

Single-family residence buy & hold investment.

Purchase price: $42,000
Cash invested: $42,000

Fantastic small market deal, bought with long term tenant in place, rent to purchase price ratio 1.7%.

What made you interested in investing in this type of deal?

Someone came to one of my meetups really wanted to invest, we developed a relationship and due to overseas funding circumstances, I found a great way to invest while living abroad.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Great agent in this town named Kuttan, works for Coldwell. Look him up!

I've got a dozen + units and am curiuos to try out RentRedi. I've heard there is a promo via BP for year 1?  Anyone have info on that?  Thx!
