Does anyone have any experience selling a house at an auction? I'm planning on optioning foreclosures and selling them at round robin auctions.

I don't know what goes in a bidder's packet–does anyone have any samples they could share? Or any advice about what to do and what to avoid?

Anyone have any experience on residential property values when a park is put in? There's a neighborhood in my area that just got the ok for a new (and quite large) park where there was a rundown block of old buildings, a parking lot, etc. I'm assuming that over some period of time, the houses in the area will be worth more in a matter of months after the park is finished.

Or maybe it will happen sooner? Any insight?

Hi Mike
I'm still working on getting out of the gate, really. Trying to ditch the 9-5 and get up to speed.

I've been through a couple seminars, haven't spent any egregious $$ on any gurus. Been to REIA meetings, connecting with other investors, researching, reading...trying to develop my strategy, but as of yetâ€"I've yet to actually purchase anything. I've put in some offers, had a deal fall through...still working on getting that first deal done.

Getting started is ridiculously difficult for some reason. Fear, probably.

How did you get your start in commercial real estate investing? Do you move from residential to CR? Were you a complete newbie who attended "guru" training? Did you have a mentor?

I'd be interested in knowing the typical path of a successful CR investor.

I've seen a few of those posts. There seems to be a large contingent on both sides of the fence.

The only reason I'm considering it/them is because I want to get started with something more than just one property. I have great credit and enough cash to put down a sizable deposit, but I don't want to blow the whole wad on one property.

So, is buying under an agreement for deed and lease optioning to a tenant/buyer any less risky?

Cool! Yeah, that's interesting. I'm in need of some third party handholding. I'm working with a local (and very established) realtor to help me develop my plan, but I think there's an opportunity to tilt his recommendation to his benefit.

I'm thinking of a strategy where I lease option properties from sellers and turn around and lease optioning to buyers thus controlling the properties, but not needing traditional financing or typical rental headaches.

I assume I'm not the only one thinking of this–is this a viable strategy in your opinion? I want to get a number of houses this way instead of coming up with 20-25% down and having only one rental property.

Does this make sense to you? What are the pitfalls?
