Quote from @Spencer Sutton:

Congrats on taking step #1!

Looking over someone's shoulder will be helpful. However, if this person is not in the city, understand they only have part of the picture. We always encourage investors to come to Birmingham and drive the streets of the area your agent is suggesting.

From what I've seen, most investor-friendly agents will be suggesting C/D class because the yields appear most attractive to out-of-state investors. And this is why you should drive the neighborhoods. They can change from street to street, and you wouldn't want to own anything on a street that a great resident doesn't want to live on.

My advice would be to take it slow, look at a lot of deals, and always examine 2nd and 3rd order consequences. By nature, most people focus primarily on the positive.

Best of luck!!

 Sage advice. Thanks Spencer.

Thanks AJ!

Yeah, that's the step I'm on–identifying potential team members. Meeting with an agent on Friday to kick it off.

You know, I see that a lot, but flying to Birmingham is probably not in the cards. I'm working with someone I'll loosely call a mentor. Basically someone who is working with another mentor. Mentor once removed, I suppose.

So I'm seeing his deals and his process as we both learn.

If I lived in Alabama, I definitely would. I'd be curious to know how many out of state investors travel to their target states for a meetup.

I've been thinking about this forever and finally moving forward into REI.

I'm at

Yeah, I knew that and that's why I figured the appraisal was so low. But, if it's cash flowing and vacancy is going down and the building has been updated, where's the risk? I'm asking...I don't know.

UPDATE: I gave the seller an LOI (somewhat lowballed) and they countered with pretty much their selling price with some other options for different financing.

I just found a deal in Michigan however that cash flows twice as much for less than half the price of this property and am considering buying it.
