Lease Option strategy for noob
I'm thinking of a strategy where I lease option properties from sellers and turn around and lease optioning to buyers thus controlling the properties, but not needing traditional financing or typical rental headaches.
I assume I'm not the only one thinking of this–is this a viable strategy in your opinion? I want to get a number of houses this way instead of coming up with 20-25% down and having only one rental property.
Does this make sense to you? What are the pitfalls?
