Hi Michael, what builder are you using? And when did your building permit get approved?

Hi @Robert Freeborn, did you end up finding any property managers in this area?

Hi BP,

I am a out of state investor who just bought his first property in KC. As part of doing a light rehab, I was suggested to install a vapor barrier in the crawlspace of the house. I am aware that vapor barriers are only necessary in certain parts of the US, so for anyone else that invests in KC, what are your thoughts?

I was also quoted ~$1300 for the installation. That price seemed pretty steep to me, but I want to hear your thoughts.

Thanks!

Thanks for getting back with me @Kenneth Garrett

Yeah, did see that the disclosure was signed on 5/9. So this means that I’m responsible for getting it fixed?

I closed on a house today (yay 🙂) but I have discovered there might be a problem with one of the two AC units. I couldn’t get it to turn on, and it’s pretty old (16 years). The seller marked that it was working in the seller’s disclosure notice.

To get the deal, I had to remove my option period (inspection contingency), and I budgeted a new AC into my numbers.

But since the seller said it was working as part of the disclosure, do I have any recourse if it’s indeed broken?

Hi,

I just finished reading this article that explained how the different tax laws worked together. It is a pretty good article, but it is a little dated. For anyone that is well-versed in this topic, have any tax laws changed recently>
