Just tossing it out there. I know i am going to catch a lot of crap for that statement, but you can go to the lender directly and bypass the realtor. I know you need ot have the contact information for the lender to make that happen but it is another tool to be used. I wouldnt do it until you exhausted your other options though.

Thats what we do. Email me your orders and Ill fill them, no POF's required until you see the executive summary and indicate you want the assets.

You are trying to displace some big companies that are very embedded in the industry. It took us almost three years before we really started moving using that model...I wouldnt advise that approach. Instead, talk to them and see what they are having problems moving...they have a contract to move the inventory in a certain timeframe. thats the best bet to get a good deal.

Feel like a 70's sitcom when I titled that...

I dont get paid unless I help you close a deal. 3% is standard. i can do singles as I have no minimum. I prefer people to do $5M minimums when they want the bulk discounts, but for anyone in here I will do everything I can to help them get to that level, and it starts with one.

We actually took down a $142M deal in CA today at 65%, so they are out there. Colorado is about 100 basis point cheaper.

The inventory is excessive everywhere so we are picking up alot of business. Tailor your need to exactly what you want and I'll get it over to you as soon as I get the lender to release an asset (or liability depending on how you look at it) that matches your request.
