I bought from a wholesaler once and all he asked for was a reduced wholesale fee and that he be allowed to shadow me during the process from beginning to end. It was no skin off my nose to have him around and he gave me a great deal. You have to give to get in this business and that doesn't always mean money. Go to the REIA events in your area and start talking with people. Watch out for the wannabe gurus that will want you to pay $10K for their mentoring etc., most of those guys aren't experienced themselves. Talk to a lot of people and be smart about it....GOOD LUCK!

 Great advice Ryan.

Hello Alex,

I am not an active rural wholesaler, however I do know of a few people looking to buy rural property in NC and SC. What type of leads are you getting?

Thanks Aaron!  OH MAN!!  I'm glad nobody told me it was a heavy lift before I said I wanted it and found all the financing to make it possible.  LOL!  I probably would have thought I couldn't do it and that I was too inexperienced.  I guess ignorance is a good thing in some moments.

Congratulations. just wanted to say that you are a perfect example of what can be achieved if you don't let negative forces halt your progression. I hope to have an oh crap moment as great as yours in the near future. Please do keep up posted.

Post: How to navigate the internal computers at the county courthouse?

Try the County GIS system, rather than the courthouse computers.

https://www.gwinnettcounty.com/portal/gwinnett/Dep...

It links up with the tax assessor/commissioner information, and can get you a lot of info, including recent sales.

Are sites like this pretty standard or would you say each county does its own thing? Just asking because I of course am not operating in gwinnett county. Thanks.

I see.  I have my work cut out for me then.

Welcome to BP!

Best thing to do is setup an llc. There are a lot of ways to structure a deal and an llc will really help.

Also talk to a title company. A lot of wholesalers use Southeast Professional Title.

@Ryan Kopczyk there can really help with questions.

Thanks Greg. Do you hold each of your properties in separate llc's?

 Welcome to BP

JC and I have been doing this for years and years.

Accepting assignment fee's in Orlando is legal, I think they need to be paid to an LLC though if you are not a licensed Realtor.

 Thanks for the tip Justin.
